We can definitely help with the process of legalizing unpermitted or non-conforming structures. Our team handles everything from assessing violations to developing code-compliant plans, enabling clients to obtain the necessary permits for their projects. We also assist with grandfathered status, repair requirements, modifications, demolitions, variance processes, documentation, and notices of violation. While we strive for effective solutions, outcomes depend on the condition of the structure and the applicable regulations for each case. We DO NOT handle permits. We DO handle the Processing of Plans for Approval. This means that once final design and drawings are ready, we handle the electronic submission of plans and required documents to the applicable authority for review and approval. Responses to all review comments by the city are included in this process. Total Process often takes 2–6 weeks, but complex or multi-family projects can extend much longer. Once plans are "approved", they are stamped and approved by the city for on-site use. The contractor (or runner) then takes care of pulling all necessary construction permits. The permit is officially "issued" only after all fees are paid, allowing construction work to begin.
