Germán Espitia, RA, NCARB, LEED GA
Founder | Principal Architect
Germán Espitia, is a licensed architect in Florida and New York with more than 25 years of experience delivering residential, multi-family, commercial, and institutional architecture from concept through construction.
Over the course of his career, he has led the design, documentation, approval, and construction administration of more than 100 projects totaling over 3,000 dwelling units, combining technical precision with practical, buildable design solutions that protect clients’ time, budgets, and approvals.
Germán moved to the U.S. from his hometown of Cali, Colombia in 1999. He began his professional career in Brooklyn, New York, where he joined Santoriello Architects, a firm recognized for its work in affordable housing and large-scale developments in partnership with the NYC Housing Partnership and local developers. Early on, he specialized in blueprint review, building code compliance, zoning analysis, and municipal approvals, building deep expertise in navigating complex building departments and regulatory processes.
He also guided projects through LEED certification and sustainable design strategies, integrating energy-efficient systems and environmentally responsible solutions that add long-term value. This foundation shaped a results-driven approach that focuses not only on design quality, but also on feasibility, constructability, and successful permit approvals.
For more than 15 years, Germán maintained an active practice in both New York City and South Florida, managing projects across two of the most demanding and design-forward markets in the country. This bicoastal experience strengthened his ability to lead diverse project types while adapting to strict zoning laws, energy codes, and evolving regulations.
Today, Germán is the Founder and Principal Architect of Integrated Architectural Design (IAD Miami), a full-service architecture studio specializing in custom homes, renovations, commercial spaces, feasibility studies, site evaluations, ADA compliance, aging in place design, and complete construction administration. Working alongside a trusted network of engineers and consultants, IAD Miami delivers detailed plans, coordinated documentation, and streamlined approvals so clients can move confidently from idea to completed construction.
Based in Miami and actively serving both Florida and New York, Germán continues to help homeowners, developers, and property owners turn complex projects into fully-approved, successfully-built spaces.
