Germán Espitia, RA, NCARB, LEED GA

Germán Espitia, RA, is a seasoned architect with over 25 years of experience designing and managing a wide spectrum of residential, multi-family, commercial, and institutional projects; licensed to work in both the states of Florida and New York. His work is marked by a unique blend of technical expertise and creative problem-solving, having led the design and execution of more than 100 projects totaling over 3,000 dwelling units.

Germán’s architectural career began in Brooklyn, New York, when he moved to the U.S. in late 1999 right after he graduated from university in his native hometown of Cali, Colombia. Once here, he joined a firm - Santoriello Acrhitects - focused on affordable housing in collaboration with the NYC Housing Partnership and local developers. Early on, he took on the vital responsibilities of blueprint review, code compliance, and municipal approvals, laying the groundwork for a career centered on precision, innovation, and service.

 

​Although Germán relocated to South Florida in 2008, New York City remained the core of his professional practice. For over 15 years, he traveled frequently between both regions, maintaining his main office in NYC while steadily taking on independent projects throughout South Florida. This bicoastal approach not only broadened his architectural expertise but also allowed him to navigate and contribute to two of the most dynamic and design-forward markets in the U.S.

In 2012, he became a Senior Architect at Santoriello Architects where he managed complex, large-scale developments guiding them through every design and construction phase. His ability to deliver flexible, client-responsive designs while meeting strict zoning, building, and energy codes earned him a strong reputation across the industry. He also took on a pivotal role in sustainable design, guiding projects through various levels of LEED certification and integrating green principles into every phase of the process.

In late 2024, Germán made a pivotal decision to establish his own architectural studio in South Florida, Integrated Architectural Design (IAD Miami). This move was driven by a desire to reduce travel, spend more time with his family, and engage more fully with a diverse range of projects and clients closer to home. ​

IAD Miami is a full-service architecture studio offering a comprehensive range of services including custom home and renovation design, feasibility studies, site evaluations, ADA compliance assessments, Aging in Place solutions, construction administration, and more. Our work is supported by a trusted network of experienced engineers and consultants to ensure seamless project execution from start to finish.

Though now firmly rooted in Miami, Germán remains connected to the place where his career first took shape and continues to welcome projects and collaborations from clients in both cities.
